Construciton underway at Te Rā Fields

We’re excited to share that construction of the first homes at Te Rā Fields has begun — marking a major step forward for this important new neighbourhood in Ngongotahā.

Over the past year, the project team has completed extensive earthworks and infrastructure works to prepare the site. With this groundwork now complete, building is underway and the first homes are starting to take shape.

Te Rā Fields is being delivered by Watchman Residential under a Development Agreement with the Ministry of Housing and Urban Development, and in close collaboration with Rotorua Lakes Council, Bay of Plenty Regional Council, and local iwi.

Together, we’re creating a community that reflects Ngongotahā’s natural environment and local character. Key features of the development include:

• A constructed wetland that restores natural features and supports ecological health.

• Two new entry points from Ngongotahā Road, improving access to and within the neighbourhood.

As work continues, visitors to the area will see steady progress as more homes rise over the coming months. Future stages will follow, ultimately creating a vibrant, well-connected neighbourhood that brings new housing and fresh energy to the community.
